Management & reinspection portal
MJF Associates, Inc. serves as Dawson Landing's management and ARB agent. When a violation is cited, owners are instructed to request reinspection through an online system.

Notices emphasize a 24/7 internet self-service channel. A phone number (703-369-6535, Mon–Fri 8:30am–5:00pm) is also listed as an alternative for notifying management when a violation is corrected.

Payments & billing
Dawson Landing homeowners cannot pay HOA dues electronically through an online portal as of 2026. Assessments are collected by mail or other offline methods through the management company.
The June 2026 account statement shows a balance of $960.60 presented as a single figure that appears to combine:
- Disputed violation charges and accrued interest from prior months
- Ordinary semiannual HOA dues ($265.00 for Jul–Dec 2026)
- Monthly late interest at 10% per annum on the unpaid balance
Commingling disputed fines with routine dues in one unitemized balance makes it difficult for any owner to verify charges or pay undisputed amounts separately.
Rule transparency
The ARB Criteria & Standards reference a "Covenant and Rule Enforcement Policy" as the document that gives the Board "the authority and procedures for enforcing the covenants and rules of the Association."
However, the HOA's public Documents page lists Articles of Incorporation, Assessment Collection Policy, Trash and Exterior Maintenance Policy, Declarations and Bylaws, and other items — but does not include the Covenant & Rule Enforcement Policy.
Additional findings from document review:
- The word "shutter" does not appear in the recorded Declaration, Articles of Incorporation, or Bylaws. It appears only in the ARB Criteria & Standards, which describe themselves as "a guide."
- The Trash and Exterior Maintenance Policy (Resolution #2016-01) covers trash, vehicles, and items on lots — not building components like shutters.
- Virginia POAA § 55.1-1819(A) requires that rules "shall be reasonably published or distributed throughout the development."
